Martha's Vineyard is beloved by many visitors for the wild and natural beauty of the Island, the beaches, the meadows, glacial rocks, and Great Ponds. In 1986 Island voters came together to support the creation of the Martha's Vineyard Land Bank, a non-profit devoted to purchasing and maintaining land for environmental protection and public use. The funds to purchase and maintain this land are gathered through a 2% transfer fee paid by the Buyer in each real estate transaction. There is an exemption for first time home Buyers, where up to $715,000 (as of December 21, 2021) is exempt from the 2% fee. Currently, over 3000 acres of land are in conservation and maintained through the Martha's Vineyard Land Bank.
