Tea Lane 2024 Year-End Sales Highlights
Tea Lane Associates sold property in all six towns in 2024 and represented the buyer and/or seller in the three highest sales in Chilmark including the highest transaction up-island in 2024.
Tea Lane sold three of the five residential sales in Aquinnah, and five of the top ten sales in West Tisbury including the two highest sales.
Tea Lane Associates advised the Sellers in the highest priced vacant land transaction on the island in 2024.
Tea Lane Associates sales included five of the top 20 brokered sales island-wide in 2024.
Tea Lane Associates’ sales represented 46% of Chilmark dollar volume, 41% of Aquinnah dollar volume, 39% of all up-island dollar volume, and 12% of dollar volume island-wide.
Tea Lane Associates represented buyers and sellers at all price points. We worked with buyers who have been coming to the Vineyard for their lifetime and buyers who discovered the island more recently, with buyers who were upgrading on the island, buyers who were downsizing and with buyers who were expanding their holdings on the island. We helped families purchase their year-round homes, and buyers who were setting up for retirement. We worked with sellers (individuals, groups of family members, trustees, business partners) to list and sell a wide range of properties from vacant land, to new construction, to beloved generational family homes. Tea Lane Associates has deep roots in the up-island market. Tea Lane sales represented 36% of total up-island sales dollar volume from 2019-2023* including 52% of the 50 highest priced brokered sales up-island (26 of the top 50).
Of Tea Lane Associates’ 222 transactions during this timeframe, 51% were within the price range $1-3mm and another 24% were sales over $3mm.
* The 2020 and 2021 direct sales of Red Gate Farm in Aquinnah to MV Land Bank and Sheriff’s Meadow for $27mm and $10mm are not included in these calculations.
Tea Lane Associates General Highlights
In 2022, Tea Lane Associates listed an expansive waterfront property on West Tisbury’s south shore which sold for $14,000,000. This was the highest brokered sale on Martha’s Vineyard in 2022.
In 2023, Tea Lane Associates represented the buyers in the two highest priced land transactions on the island, including a 20 acre Chilmark water view parcel for $10,500,000.
Tea Lane Associates sells property in all six island towns. Past sales range from $14,450,000 for an estate in Edgartown (2015) to an exquisite custom home with pool on the Squibnocket Farm peninsula in Chilmark for $11,083,500 (2019) to a $1,775,000 commercial property in West Tisbury (2019) to a charming gingerbread cottage in the Oak Bluffs campground for $899,000 (2024).
Tea Lane Associates has a long history as a leader in waterfront and high-end sales across the island. Some of our past sales include the record-setting, three highest-priced brokered properties in Aquinnah at $6,500,000 (2015), $6,150,000 (2023) and $5,800,000 (2020), an historic Edgartown harbor property at $12,900,000 (2020), a spectacular contemporary home on West Tisbury’s north shore for $9,000,000 (2021), and a Chilmark north shore property for $7,650,000, the highest up-island transaction last year (2024).
Community Highlights
Tea Lane Associates worked with sellers to conserve land for public use through the Martha’s Vineyard Land Bank. Over the years, these sales have supported agricultural use and vista preservation, a Field Gallery and Sculpture Garden in the center of West Tisbury village, additional land in Vineyard Haven for the Island Grown Initiative (a community nonprofit which delivers healthy, affordable and locally grown food to the island) and the preservation of West Tisbury waterfront land on Crocker Pond and Priester’s Pond.
