April was a big month for Tea Lane Associates and the last day of the month concluded the sale of the Homer Watcha Trust Estate, a magnificent property on the South shore of the island quite like no other.    The property is comprised of several large and thoughtfully divided lots to ensure that this beautiful part of the island will be mostly preserved with 141 acres being put into conservation and shared by each owner.  The carefully thought out subdivision allowed this spectacular piece of West Tisburys south shore to keep its character, beauty and wildlife habitat without compromising on appeal for the discerning buyers in the market.   Each unique parcel, with it's own special elements benefits from the 141 acres of shared and protected common land and 1200 feet of private beach that really surpasses many properties available on Martha's Vineyard at the moment. 

The first lot to sell was in 2018 - The Hadley Lot sold for $5,410,000.    Then Tea Lane Associates brought the buyer for "The Pond Lot at Homer Watcha" in 2019, which was sold for $1,800,000. 

In 2020, Tea Lane Associates were instructed to sell the remaining lots.  Lot 4 was the first to sell and became the model for a great working relationship between the property manager and Tea Lane, that created the best possible outcome for both seller and buyers.  Almost all the transactions were in house, once again proving that Tea Lane has deep connectioins in the Island community and knows its clients and the VIneyard real estate market extemely well.

The listings which were introduced to the market in stages, so as not to saturate, were each carefully negotiated over the past 18 months,   the last three parcels closing this last week of April 2021 realising a total sale price of over $31,000,000.

130 Little Homers Pond Road,(lot 4) sold July 9th 2020.   A sweet beach house with water views, and beach access a few minutes walk away .  The buyer plans to re build a new home in this location and is allowed another full home on the 23.7 acres.   Sold for $5,500,000

139 Little Homers Pond Road, (lot 5) the original 4 bed 4 bath main house with spectacular ocean views on 22. 2 acres, swimming pool, hot tub, gym, sauna, tennis court, underground 12,000 bottle wine cellar and beach sold on April 6th 2021 for $8,537,500

111 Little Homers Pond Road, (lot 3A) 12.3 acres of beautiful pond front land with sweeping views of the atlantic. The parcel allows for 2 full dwellings to be built. Sold on April 29th 2021 for $8,550,000.

80 Little Homers Pond Road, (Lot 3B)  10.3 acres of interior land that allows for 2 main houses to be built, with beach access and water views sold on April 29th 2021 for $3,950,000
